Which calculator should I use?
Not sure where to start? Here's a quick guide to what each tool answers.
- Buying a car? Use the Car Loan Calculator to see your monthly hire-purchase instalment. Malaysia moved from the old flat-rate method to the fairer reducing-balance / Effective Interest Rate (EIR) approach under the Hire-Purchase (Amendment) Act 2026, and the tool lets you compare both so you can judge a quote honestly.
- Buying or financing a home? The Mortgage Affordability Calculator works out the maximum loan and property price you can afford from your income and Debt Service Ratio (DSR), while the Home Loan Calculator shows your monthly instalment, total interest and full amortisation schedule once you've chosen a property.
- Completing a property purchase? The Stamp Duty & Legal Fees Calculator estimates the upfront Memorandum of Transfer (MOT) and loan stamp duty plus legal fees — including the higher rates that apply to foreign buyers — so there are no surprises at signing.
- Selling a property? The RPGT Calculator estimates the Real Property Gains Tax due on your sale, using the 2026 holding-period rates for individuals, companies and foreigners, so you know your net proceeds before you commit.
How KiraDuit works
Every calculator runs entirely in your browser using the same formulas and published rates that Malaysian banks, lawyers and LHDN use — reducing-balance loan amortisation, the tiered ad valorem scale for stamp duty, and the holding-period bands for RPGT. Because nothing is sent to a server, the figures you type in stay private on your own device.
We also try to keep pace with the rules. Malaysian finance law changes regularly, and outdated calculators can quietly give the wrong answer — so where a rule has recently changed, we note the effective date and, where it helps, let you compare the old and new methods side by side. Each tool comes with a plain-language guide, a worked ringgit example and a short FAQ, so you understand how a result is reached rather than just seeing a number.
KiraDuit is completely free, with no account or sign-up. We keep it that way through advertising. All results are estimates only and not financial advice — always confirm the latest figures with your bank, lawyer or loan provider before making a decision. Read our full Disclaimer.
