Free Malaysian finance calculators
KiraDuit.my ("kira duit" means "calculate money" in Malay) is a free collection of simple, accurate finance calculators built specifically for Malaysia. Our goal is to help ordinary Malaysians make clearer, more confident money decisions — without jargon, sign-ups or cost.
Why we built this
Malaysian finance rules change often, and many online calculators quietly fall out of date. A good example is the Hire-Purchase (Amendment) Act 2026, which abolished the old flat-rate method for car loans in favour of the fairer reducing-balance / Effective Interest Rate (EIR) approach. Many existing calculators still use the old maths. We built KiraDuit to give you tools that reflect the current rules — and we explain the changes in plain language so you understand the numbers, not just see them.
What we offer
KiraDuit currently provides five free calculators covering the money decisions Malaysians make most often — buying a car, buying or financing a home, and selling property:
- Car Loan Calculator — work out your hire-purchase instalment using the reducing-balance / EIR method, updated for the Hire-Purchase (Amendment) Act 2026, and compare it against an old flat-rate quote.
- Home Loan Calculator — estimate your monthly housing loan instalment, total interest and a full amortisation schedule.
- Mortgage Affordability Calculator — find the maximum home loan and property price you can afford, based on your income and Debt Service Ratio (DSR).
- Stamp Duty & Legal Fees Calculator — estimate the Memorandum of Transfer (MOT) and loan stamp duty plus legal fees when buying a property, including the higher rates for foreign buyers.
- RPGT Calculator — estimate the Real Property Gains Tax payable when you sell a Malaysian property, with 2026 rates for individuals, companies and foreigners.
How our calculators are built
Each tool is based on the actual formulas and rates used in Malaysia — for example, the reducing-balance amortisation formula for loans, the tiered ad valorem scale for stamp duty, and the holding-period bands for RPGT. Where a rule has recently changed, we note the effective date and, where useful, let you compare the old and new methods side by side. Every calculator also includes a plain-language guide, a worked ringgit example and a FAQ, so you can understand how the result is reached rather than just reading a number.
Who this is for
KiraDuit is for everyday Malaysians — first-time car buyers, house hunters, property sellers and anyone who wants a quick, honest estimate before speaking to a bank, agent or lawyer. You don't need any finance background to use it.
Private and free
Our calculators run entirely in your browser. The numbers you enter stay on your device — they are never sent to or stored on our servers. The site is kept free through advertising.
